So We All Know Where We Stand
Thank you for booking your holiday with us. We know this is tedious, but please take a couple of minutes to read through our terms and conditions below, they contain important information that forms part of the contract between you and One Cat Farm. Providing this information prior to your arrival means that you understand your obligations under the holiday contract.
Booking Terms
A deposit of 25% is required to secure your booking. If you book online then the booking system will automatically deduct this at the time of booking.
If you book via email then we will send you a payment link with your booking confirmation and allow you 24 hours to make your payment. If we do not receive payment within this time then we will assume your plans have changed and re-advertise the cabin.
The outstanding balance will be deducted 4 weeks prior to your stay from the card that you paid with. If you wish to use another card for the final payment, please let us know in advance. If you are booking less than 4 weeks in advance, the full amount for your stay will be required upon booking.
One Cat Farm only accepts bookings from persons over 18 years of age and reserves the right, at all times, without statement of reasons, to refuse or cancel a booking.
We do not make any additional charges for card transactions.
Cancellation Policy
If you cancel your stay, your deposit and any balance paid is transferable to alternative stay dates, subject to a £25 admin charge and on condition that we can re-book your original dates. If we are unable to re-book the dates, then any monies paid, will be non-refundable. We strongly recommend that you obtain adequate travel insurance to cover you in this instance. Please note, we may use third party booking agents to provide us with some bookings. If you cancel your stay and the dates are re-booked by an agent, we will refund your stay price, minus a £25 admin fee, plus any commission payable by us to the third party.
For guests booking through third parties we recommend also reading their terms and conditions. Cancellation and payment terms may differ and will run in conjunction with ours.
In the unlikely event that we need to cancel your holiday we shall inform you as soon as possible and either reschedule your stay or refund any monies paid to us. There may be rare instances when we may need to cancel a stay with little or no notice. In this instance, One Cat Farm will not be liable for providing alternative accommodation or covering expenses or inconvenience incurred as a result.
One Cat Farm is not liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, bad weather, natural disaster, epidemics, health risks or such similar events (“Force Majeure”).
One Cat Farm reserves the right to cancel any booking either before or during the stay if the following terms and conditions are not adhered to. No refunds will be issued.
Arrival & Departure
Check-in is between 5-8pm. Strictly no check-ins before 5pm. If you are running late then please keep us informed on 01570 470 203 or via email Jessie@onecatfarm.com. We reserve the right to charge a fee of £30 to guests arriving late- this is to cover our time .
We recommend using the directions that we provide on your booking confirmation for the last part of your journey or inputting One Cat Farm into Google Maps. We share a postcode with 13 other properties within a 2 mile radius so the sat nav might get you lost.
Check out is by 10am on the last morning of your stay. Please settle any outstanding balances (e.g. wood-fired baths, extra wood or shop items) before you leave.
Children
For the purposes of clarity when making your booking, we consider anyone 17 years old or younger to be a child. Adults are aged 18 and above.
Group Bookings
In order to preserve the tranquillity of One Cat Farm, we don’t accept group bookings. In the event that this type of booking is made, we shall cancel the booking and our cancellation policy will come into effect.
Maximum Numbers & Additional Guests
Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy a property- a maximum of 2 adults and 3 children per cabin. We reserve the right to refuse admittance or cancel a booking if this condition is not observed, in which case, our cancellation policy will come into effect.
Parking
Parking for one car per cabin is included in the price of your stay. Please park next to the Pig shed on arrival. The rest of the site is car free by nature and to keep everyone safe. Please use the wheelbarrows provided to transfer your luggage to your cabin.
On Site
-Behaviour– In order to make everyone’s stay at One Cat Farm enjoyable, all guests are requested to be considerate of others.
Inappropriate or anti-social behaviour towards other guests or One Cat Farm staff may lead to removal from site without a refund of the rental sum or any part of it.
-You are welcome to explore the site but please remember that the safety of yourself and your children is your responsibility at all times. Please do not let unaccompanied children into the fenced off pond area.
-There is running water in some of the ditches around the outside of the site – please ensure young children are supervised at all times in these areas.
-We are happy for you and your children to explore and make full use of the campsite, however please do so with consideration and respect for the fauna and flora. Please do not pick wildflowers or damage trees- we have made big efforts to help the land recover from being intensively farmed but we still have a long way to go and many species are only tentatively re-establishing themselves. If you see a wild animal, please enjoy the moment but watch it from a distance and try not to disturb it. If you go pond dipping please ensure that anything you catch is handled gently and quickly released back to where it came from.
-We do not allow amplified music to be played on site. This is for the benefit of other guests and for our neighbours (sound travels far here, especially at night). Acoustic music (guitars, accordions etc) played with consideration for your fellow campers, is acceptable. Most guests have come to enjoy the peace and quiet of the countryside, not rowdy neighbours, however well-intentioned and jovial they may be.
-After 10pm is quiet time on site. It doesn’t mean that you need to go to bed but please be aware that other people might be trying to nod off.
Campfires Before lighting fires we ask you to read the guidelines (provided in your cabin) and we will assume that you have read these and will adhere to them if you do decide to light a fire. We reserve the right, on occasion to restrict the use of campfires and tea lights in the outdoor area. This will be done in periods of drought to keep guests, our property and our neighbour’s property safe.
Please do not forage firewood or kindling from the trees on site and do not help yourself to wood from the stacks on the yard. This wood is being seasoned for future use and burning it would be a smokey waste. We supply you with a generous basket of well seasoned firewood on arrival. If you would like more then you are welcome to buy extra baskets daily- we charge these at cost price.
-STRICTLY NO SMOKING OR VAPING in the cabins or Pig shed. Smoking in holiday accommodation is illegal in Wales.
-Due to the fire risk in a wooden structure, no naked flames, such as candles or tea lights to be used inside the cabins, on the verandahs or in the area in or around the Pig shed.
-We do not allow fireworks, Chinese lanterns or similar to be used on site- these lanterns pose a genuine threat to animal welfare, they are also a fire hazard not just to wildlife habitats but also to local homes.
-Portable gas camping stoves and disposable barbecues are dangerous and strictly forbidden on site.
-To protect the privacy of ourselves, our guests and local neighbours, drones are not permitted to be flown on site without prior permission. This will only be provided in exceptional circumstances.
Guests found using any of the above will be asked to leave with immediate effect
Wood-Fired Baths–
The baths are available on a first come, first serve basis once a day. We ask for a minimum of 24 hours notice if you wish to reserve the baths. Because the water from the baths drains back into the field we kindly ask guests not to use any bath oils or other products in the bath. Even ‘natural’ ones can be harmful to wildlife.
-Robes can be hired for an additional cost. .
-Children must not be left unattended in the bath area at any time and must be closely supervised. Children are unable to regulate their body temperature as efficiently as adults so there is a risk that they could overheat- please ensure you monitor them closely.
-Use of the baths is done entirely at your own risk, please be careful at all times. Please do not enter the baths before your allocated time. We will give you verbal instructions for using the baths and provide you with a user guide, please read this and follow the instructions carefully. We have done our best to ensure that hot pipes and naked flames are kept out of reach but by their very nature the baths could potentially be dangerous if not used properly. No Alcohol or Drugs to be consumed whilst using the baths.
-Please ensure that the baths are not left unattended whilst you are using them and when you have finished make sure that the door is securely closed after you- there are curious young children on site.
Use of Recreational Facilities
Guests are welcome to use the swimming pond, boating facilities, rope swing, and any other recreational facilities at One Cat Farm. These activities are unsupervised and involve inherent risks.
By choosing to use these facilities, guests acknowledge and accept that they do so voluntarily and entirely at their own risk. Guests are responsible for ensuring that they and all members of their party, including children, use the facilities safely and appropriately. Children must be supervised by a responsible adult at all times.
Guests should not use the facilities if they are under the influence of alcohol or drugs or if weather or water conditions make use unsafe.
One Cat Farm accepts no responsibility for any loss, damage, injury, or accident arising from the use of these recreational facilities, except where liability cannot be excluded by law.
Dogs
We welcome well behaved, friendly dogs who are used to other dogs, children and cats, please ensure that you bear the following in mind if you bring your dog to stay with us:
We are surrounded by working farm-land; please take care to ensure your dog is kept on a lead at all times. Farmers take stray dogs as a very serious threat to their livestock. We apologise for not being able to make any exceptions to this rule.
Please bear in mind that our other visitors, especially children may not be used to dogs and may even be fearful of them.
Please do not leave unattended dogs in the cabins unless you can be certain that they will behave themselves.
We provide a bin for dog waste, we thank you for cleaning up any mess promptly. If you need bags please ask.
Strictly no dogs on the beds or any of the soft furnishings in your cabin. Any excessive cleaning or damage will be charged to your account on the day of departure.
Please ensure that your dog is up to date on flea and worming treatments for your stay with us.
Dogs are not allowed in to the pond area in case they disturb nesting birds and other wildlife.
Wood Burning Stove
There is a wood burning stove in the Pig Shed. Guests are asked not to touch this in line with our insurance policy. In cooler months, we will keep the fire going at all times. If you would like the fire lit during your stay then please ask- we are always happy to oblige.
Lost Keys
In the event that you lose the key to your cabin, we will make a £30 replacement key charge- this will cover the price of getting a new key cut and our time in doing so.
Accidental Damage
We appreciate that items do get accidentally damaged or broken- Please let us know if this happens as soon as you can so that we have maximum time to repair or replace things in preparation for the next guests.
Liability
One Cat Farm can accept no liability for theft, loss or damage, of whatever nature, during or as a result of your stay.
The person who books assumes responsibility for any other guests within his/her party, their companions, their children, their pets and any others invited by you or them to the site. You and all members of your party are jointly and severally responsible for all loss, damage or injury which may arise, for One Cat Farm ltd or any third party, as a direct or an indirect consequence of your party’s stay.
If your accommodation or equipment is left in a poor condition resulting in additional cleaning, repair or replacement, you may be charged to cover the costs incurred.
Personal Property and Injury
We cannot accept responsibility for loss or damage to personal possessions or vehicles during your stay. Please ensure any valuables remain locked in your cabin or car.
Every effort has been made to ensure guests safety on site but we cannot accept responsibility for any accidental injuries. The very nature of camping and being in the great outdoors carries an element of risk. There is a first aid kit and contact numbers for local A&E’s, pharmacies and local GP surgery in the Pig shed and in each cabin.
Lost property: please note that it is your responsibility to thoroughly check your accommodation before leaving and ensure that you take all your belongings with you. If, upon returning home, you find that you have left something important behind then, subject to us finding the item, we are happy to post it back to you, upon receipt of funds to cover postage and packing. Anything that is left behind and is not claimed within 3 months of the end of your stay will be disposed of or given to charity.
Complaints
Should you find you have any complaint during your stay at One Cat Farm, please notify us immediately and we will do all we can to rectify the problem. Should you remain unsatisfied please notify us in writing within 7 days of the end of your stay.
